A Few Hints for Quicker Turn Times

The appraisal profession is continuously evolving. Often, it seems, appraisers are asked to provide extra information or have steps added to their research. All to ensure the end user is presented with the best data possible. To keep up with the continuously changing requirements, Parrish Appraisal Services is constantly acquiring new tools and improving processes to increase efficiency so we can do more work for quickly. Since Parrish Appraisal Services knows that time is important to everyone, we've listed some things you can do to lower turn times on any appraisals ordered from Parrish Appraisal Services.

Order your appraisals on the Internet.
By ordering online, you get automatic e-mail confirmations that the order was received, and fast, secure .PDF format report delivery. This tip alone will save the most time! No longer do we have to retype information from a fax, and nor will you wonder whether we received the request.
Complete and accurate subject property data is key.
There's nothing like being one number off on the street address to unnecessarily interrupt an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. We even welcome lists of recent sales from the area — though be advised that professional appraisers must always do their own due diligence on comparable sales, and ours may differ from yours.

Tell us up front of the property's unique features.
Cookie-cutter houses are relatively easy to appraise. Most of an appraiser's time is spent analyzing how details unique to a property add to or detract from what otherwise would be a property's market value. Let us know up front when you order your report if there are unique features of the home or surrounding area -- for example, it's recently had an addition put on, it's subject to zoning restrictions, it's susceptible to flooding. These are things we'd find out on our own anyway, and knowing them as soon as possible will likely make your report arrive earlier.
Be sure the occupants know the the plan.
Setting an appointment with the homeowner can be one of the most time consuming tasks in the appraisal process. It's understandable for a homeowner to be uneasy with an unknown person inspecting every square foot of their home, taking photos, and making copious notes. With the idea that it will make the house appraise for more money, a few homeowners feel they must make the place spotless before the appraiser comes by. And will delay the inspection until they can get around to cleaning.

Hearing it directly from you -- the person they are working with on their loan -- some info about the appraisal process, who we are, and especially that dusting and polishing won't increase their home's value one little bit, and can go a long way toward trimming the time it takes to inspect a home. I encourage you to point your customers to our website, where we have several pages of relevant information for homeowners and others describing the appraisal process. They can even call us if they want to meet our staff and learn more about our services. And tell them it benefits them to set the appointment promptly!
Use our website to verify your report's status.
No more phone and fax tag. Up-to-the-minute status updates are available online, anytime, 24/7. As each important milestone in an assignment is completed, that information is available instantly to you online. There's no faster way to keep track of the status of your report.
